Why gates need regular servicing
Automatic gates in apartment communities open and close many times a day. Dust, rain, loose fittings and worn parts add up. Scheduled servicing catches small problems before they stop the gate.
What a good AMC covers
Look for planned visit frequency, a clear list of checks such as motor, gears, track, sensors and remotes, response time for breakdowns, and whether spare parts are included or charged separately.
Ask whether the contract covers equipment from other brands. Many gates in the city were installed by different vendors.
Get it in writing
The contract should state the visits per year, the response commitment and what is excluded. Ask for a service report after every visit so the committee or owner has a record.
